BASIC INFORMATION
The main entrance is via an ivy-covered arch into the front garden. A video entry phone system provides privacy. The house itself is not visible from the gate. Walking past the large external wood store, the path bends left and you approach the front door, which has an open porch covered with an attractive tiled roof.
The ground floor has a very spacious feel to it. It contains a large kitchen / dining area, utility room, a large living room with very high wooden ceiling and a central glass log-burner, two double bedrooms, a bathroom (with bath and shower and enclosed patio), and a separate WC. The main WiFi unit is in the living room and it covers the whole house.
On the first floor are two double bedrooms, a shower room with WC, and a glass-enclosed loggia which guests sometimes use as a reading room.
Finally there is the basement and garage, which is accessible via the utility room. The stairs lead down to the double-length garage which houses a study at the back, which (like the rest of the house) has a phone/internet connection. Incidentally, Pezenas is great for high speed internet and has excellent mobile coverage, unlike many of the villages in the surrounding area. This is just one of the many reasons that Pezenas has a certain kudos!
The Outside
The garden and terraces are a good size and the house sits on a plot size of 535 sq m (5760 sq ft). At the rear of the property is a lovely pool, blue-tiled with underwater lights. It measures 9.0m x 4.2m and is approximately 1.8m deep at the deep end.
The garden is mature and contains a number of valued platane trees which provide shade in the summer. In addition there are two covered terrace areas. One is on the side of the house facing south and other faces west. The garden and terraces are accessible by a total of 5 glass doors around the ground floor, making the inside feel very much part of nature.
Air-Con, Heating & Other Info
The doors and windows in the house have shutters, most of which are electrically-powered. There are reversible air-conditioners in every bedroom, which can also act as additional heaters in the winter. Main heating is via the lovely glass log burner in the living room, and by additional electric radiators. Having said that, heating is not often required in this part of the South of France! Final point: the walls are very thick and very effective at insulating from the heat in summer and the cold in winter.
